Our focus here at Sukoon Halal REIT is on commercial real estate properties. While residential properties offer stable rent flows and potential capital appreciation, we have chosen to limit our focus to commercial properties for several reasons. Commercial real estate provides enhanced income potential with long-term leases, triple net (NNN) leases offer passive income without headaches, favorable lease terms reduce risk, commercial properties have demonstrated resilience during crises, there is substantial capital appreciation potential, and investing in different sectors allows for diversification and lower risk. However, the decision to focus on commercial real estate also acknowledges the human element involved in residential real estate, such as the emotional implications of evictions and the importance of balancing the rights of landlords and the protection of vulnerable tenants. By prioritizing commercial investments, we aim to avoid situations where these human factors come into play
